My Character Report, Inc. (MCR) prepares rental background reports with applicants, not on them. Our motto is simple: Character Is Everything.

A traditional background check happens out of your sight and out of your control. With MCR you see the findings first, you add the context only you can give, and nothing is released to the property until you have reviewed the report and authorized its release.

Transparency & Privacy

We explain the process and its purpose up front, and we preview the report findings with you on a scheduled call before anything is final. Records that are not relevant to a property’s purpose stay out of your report.

Accuracy & Context

Accuracy begins by working with you. You lived it and it is your reputation, so you are a primary source for correcting errors and adding context. We research your updates and send you a revised draft.

Fairness & Control

You choose the time of your preview call. We will not release a final report until you validate it and authorize its release. You have the absolute right to stop the release by withholding the release payment.

How it works

Renting with MCR is a two-stage process. The Pre-qual stage is your MCR report, which researches your IFAC history: Identification, Financial capacity, Address and Criminal history. The Final-qual stage is the property’s own review and approval decision.

  1. Apply. The property you are applying to sends MCR your rental application, and we email you a secure link to set up your account.
  2. Upload. Fill in the MCR Pre-Qual application online and upload your supporting documents. Keep copies for yourself.
  3. Preview call. Pick a time for your preview call. We review your documents and run our database searches, then go over the preliminary findings with you by phone so you can correct, update and add context.
  4. Authorize the release. We email you a PIN-protected review copy of your final report. When you are satisfied, certify it and make the release payment. We then send the final report to the property and a file copy to you.

The property then makes its decision. If you are approved, the property contacts you about the closing and move-in. If you are declined, MCR sends you the legally required notice explaining the factors involved and your rights.

Release payment

  • $2.50 for applications without any criminal history (Clearance Letter)
  • $25.00 for applications with a criminal history and an MCR Good Conduct Rating

For property managers

Registered properties send applicants to MCR through a secure online transmittal instead of faxing copies of applications and IDs. You receive the authorized final report through a secure link and record your approve or decline decision online, so MCR can send any required notices to the applicant.
